It was time for a radical change for the better – that was the initial reason we chose First
Strata Management. Our complex had been neglected not only by the former Body
Corporate Manager but it’s lack of service & input had also allowed the On-site Manager
to be not accountable in maintenance and management. After sending out expressions
of interest to four different BC Management service providers, First Strata Management
ticked all the boxes.
The services provided by First Strata Management have impacted our community significantly – the team at First Strata Management made and continue to make timely visits to the complex to help identify issues and offer solutions that are practical, liaising with then incoming On-site Manager and committee to ensure good governance of the Body Corporate.
Our complex had a unique situation of having outdated by-laws that led to misleading interpretations by the owners & committee & on-site manager, thus causing timely repairs and maintenance to be delayed. The team at First Strata Management have a solid network of additional service providers that we were able to approach to have our by-laws updated to prevent future misleading interpretations, and once this was achieved paved the way for timely repairs and maintenance to commence.
We have continued to elect the team at First Strata Management as our Body Corporate Managers - they have walked the journey with us to ensure our Body Corporate is functioning well, and at a cost that others can’t or won’t provide. My husband and I have been owners of our unit in a Complex on the Sunshine Coast for over 11 years. Towards the end of that time, it was felt that the Body Corporate Management team was sometimes lacking in the support required and the decision was taken to hire a new team.
The Body Corporate Committee conducted Zoom interviews with representatives of several companies and it was decided that First Strata Management was best suited to our needs.
At last years AGM I was elected to hold the positions of Chair Person, Secretary and Treasurer of our B/C Committee and so have had the opportunity to work closely with the First Strata Management team for the past year, and was pleasantly surprised at how much easier it is now, to conduct the everyday runnings of the complex.
One example of this is that I take comfort in the ease with which I’m able to approach and receive support and that every member of their team have visited our scheme and can assist with any queries, be it legislation, finances or maintenance issues straight away.
In the past if we needed quotes for any work to be done around the complex, the job of getting quotes was left to the committee, and as most members are employed, that sometimes proved to be burdensome.
First Strata Management are happy to acquire needed quotes, including meet with Contractors to ensure quotes are accurate and what is actually needed and present them to the committee for consideration. This is only one example of many.
I would most certainly recommend First Strata Management to anyone in need of their services.
